Stage to Sell 2019

After graduating from the Design Institute of London, and as a Licensed Real Estate Sales and Marketing specialist, I felt the need to deliver exceptional property services to my clients. Having bought and sold many of my own properties i can say that home staging attracted many more buyers to my open home inspections. I often sold  homes with all of the furniture styling complete and this reaffirmed to me that buyers wanted a beautiful home to live in where they didn’t have to think about creating a look – beautiful rooms create beautiful moments.

I believe there are two vital components when selling you property – Staging your home beautifully and selecting the right agent!

My clients now ask me to stage and style their home and then help them select and monitor the agent when selling their home. As a licensed Vendors Advocate i interview, monitor and review the selling agents performance to help my owners get their home sold for top price.  I negotiate the fees, plan and refresh marketing strategies, and work with you to consider buyers offers taking away all the stress by assisting you every step of the way. As an independent we charge the selling agent a percentage fee of the purchase price which comes out of their commission – so it’s an added service completely free to you.

As Buyers have less time to work on properties they generally enquire on homes that have greater appeal, such as home staged properties- if you want your marketing campaign to really work for you, home staging will gain you more buyers and more profit. Did you know home staging accounts for 38% of listed properties and the returns on those sold are between 5-10% greater?  That’s truly worth investing in isn’t it?

I am proud to say that i make styling affordable for my clients without compromising the look and have been interviewed on Radio Podcast and at the Home and Garden Expos i can say that my clients are ever so amazed with the final design. I like to meet the demands of buyers and give my clients every opportunity of fetching a top price. Real Estate Agents love us as we give them great properties to sell.

If i’m designing for the client to live in or home staging for selling, every piece of my design is interwoven to sprinkle a little magic that is unique to each property – i’m told it’s a gift that i have to bring a property to life. As a designer i am ever so inspired by my travels and my treasure finds that a piece of them is added to my home staging designs. I also like to mix and match with my clients items where possible adding another layer of dimension to the staging design.

Steps to improve your homes chances of selling in any market

When i think of selling i have a huge list of things i need to get right before engaging an agent and Home Staging Property styling is always first on my list. My clients always ask me how much should they allow for improvements and we assess this very carefully to avoid over capitalizing. As a Real estate agent with property styling staging experience i can give you that level of expertise and it can save you thousands on costly mistakes.

1/  Set a price that is attractive to buyers, talk to a minimum of three agents and perhaps engage a registered valuer especially when the market drops. A valuer will take in all factors and do extensive research when assessing your homes true sale price. For a relatively small fee you receive a full report on what your home is really worth – and isn’t that a great way to make an informed decision?  The wrong selling price due to market conditions can cost you dearly in the early stages of your sale campaign and this is when you have the greatest amount of buyers interest. Location, size, age, features and proximity to local amenities, other properties and economic factors on the market demands will determine the price.

2/ Ask your Agent about their marketing strategies on the internet Real Estate sites as the packages vary and you want to get your house seen as much as possible on the page in your area especially in the first 4 – 6 weeks of the campaign. Discuss carefully the sale method before signing any contracts and ask the strategies employed to get the result you need. Check you have the open home times visible and set the times when most buyers are likely to be in your area. If the results are not there early the whole campaign needs to be reviewed FAST.

3/ Attract the right buyers who will pay a premium for the right property – PRESENTATION attributes to successful sales. Engage cleaners, gardeners and Home Staging pro’s to really make your home stand out on the internet. Great staging and photography brings in buyers enquiry then it’s up to your agent to use their skills.

4/ STAGING your home is now what buyers expect –  yes they expect to see a home beautifully presented in front of them. Emotive buyers are heart connected to the property so if If you want to get top dollar you need to be staging the home. It is too easy for buyers to just go the the next best home for sale. Imagine your a buyer flicking through hundreds of homes for sale, it’s easy to look past homes that are not staged, as they are not as appealing. I always say INVEST in the best package you can afford and your likely to get approx  5-10% more on the price.   Id’e say that’s a great return on the money invested wouldn’t you?

5/ Which SEASON of the year is best to sell in your area, timing is crucial. Weather, holiday periods, peak and off peak seasons are all factors – think like a buyer… what would you be looking to buy and what makes the timing right.

6/ All documents need to be prepared prior to sale, speak to your solicitor well in advance. Any inspections on the property should be supported by documents when selling to overcome any delays in offers. Ask your agent to receive all offers in writing and then you can consider them, a HOT buyer is one you should never let go and one who is generally early in the campaign. Always look at the homes for sale and projects that are occurring in your area; such as new builds and new land release – you are competing with these. There are many homes for sale never disregard  a HOT buyer as they will act more on your terms.

We will interview the agents for you to plan the right strategies and monitor the entire selling process and help you with considering offers on your home so that it is stress- free. We even attend the open homes and give you our feedback – Think of it as managing the entire process of selling so that you the client are greater informed.

8/ Selling your home is a big decision and the more information you have from us as a vendors advocate the better you can make your decision.

9/ The biggest deal is attention to detail OPEN HOME DAY so many homes do not clearly display the open home times on their boards. You would be surprised how many people drive around looking at properties and just drive off because the agent hasn’t added the date and times on the board. Perhaps the dates haven’t been updated in the portals or the home is in the wrong price search engine on the internet sites. Remember it’s vital that you stand out from the competitors.

10/ Your house should sell fast and for top dollar, the longer it sits on the market the less likely you are to get a top price. Keep the marketing fresh – i can give you a few tips on that. Home Staging

Home Staging really brings your property to life – as a home staging expert i enjoy adding a variety of interesting pieces of furniture to capture the buyers eye. A fresh colour palette is a must, i recommend dulux colours for great tones. I like to replace old lighting to enliven the space and add some charm to the home.

From the moment i drive up the drive i get a sense of the homes appeal and whether it stands out from the crowd. As an Interior Designer who has Styled and Staged many homes, i believe a home has to have good street presence as well as beautifully staged rooms. I love a fresh clean house and i often engage my cleaners to do windows, floors and mirrors to add sparkle prior to any Home Staging plan.

Having styled and staged many homes including display homes, i feel staging really adds value to any property and showcases it’s finer points to attract more buyers. I love preparing all of the elements, and lighting with furniture items in a format that communicates within a space –  home staging creates a story and buyers love that.

I love working with a fresh canvas and most of my clients will ask me about paint and flooring combinations – it is all about texture, colour, tone and floors need to be functional and high traffic areas need resistant flooring. I feel a great sense of achievement when  completing a Home Staging design, where the owner of the home is amazed by the transformation and where the buyers come in droves on open home day!

As a project manager in the design makeover i can take a very ordinary home and make it look outstanding with minimal cost – my clients are ever so amazed. I’ve been told it’s a real gift i have in working with my team to create beautifully staged homes, and I am always told how creative and professional we are. We are renown for completing things with ease in a speedy time-frame.

My clients ask me if i can work with some of their furniture items and mix and match the look and i do, as it keeps costs down and makes the staging interesting – there is something beautiful and unique when the owner hands me a rare find  – it adds real charm and makes for a great photo shoot.

When i am out inspecting homes one thing that i am always looking for, is the homes potential – with minimal cost. Styling items generally pop out at me, it could be a simple rustic urn that sets the scene or a perfumed scented blossom or a picket fence – for me, these are the elements that begin the home staging creativity, and what really draws in a buyer on open home day.

Styling your home for sale

Real estate agents are fast realizing that styling ‘Home Staging’ is now an integral part of the marketing and makes for great photography. I’m always attending the photo shoot to prop the items as to help capture that premier photo in each room.  .

A home that has it’s positive attributes enhanced, that is welcoming, fresh and inviting is always attracting more buyers to open home inspections. As buyers become time savvy they want to walk in and see it exceptionally styled – i believe as median house prices rise, buyers too raise their expectations . Statistics prove time and time again that properties home staged achieve greater prices – as a vendors advocate i see this often.

I am asked on many occasions is it best to invest in a full styling package and i always reply, invest in the biggest package you can afford as it will bring you the greatest return on your investment. We have a package to suit everyone and all at reasonable costs

*Talk to me about how to engage the right agent to get your home sold – agents opinions differ when it comes to strategic selling, and it is crucial to get it right for the market conditions you are selling in – remember you want your home to sell in a time frame in the first 4 – 6 weeks that’s when you get the hottest buyers on a fresh campaign. You don’t want your home advertised as an old listing.  Newly listed houses are always coming on to the market and they will dominate the pool of homes for sale – making your one at the end of the page look tired or as buyers think ‘something wrong’ with the property, and then all of your offers will be less.

Tips for styling for sale

  1. Engage an accredited Stylist or Interior Designer they know how to achieve a professional luxurious look that will fetch you top dollar.
  2. Mini makeovers such as paint and flooring gives a fresh look when choosing the right colours for the home it will sparkle and add freshness.
  3. Depersonalize and Declutter placing personal effects, photos, paintings , ornaments into storage allows for a fresh canvas to work with.
  4. Fresh plants can liven up the space and add natural textures to a room and artwork makes the space interesting.
  5. Proportion and scale is the key to choosing furniture items an expert stylist knows how to work with the space to create flow.
  6. Neutral doesn’t have to be clinical and choosing a white colour palette means balance and  harmony within a space – add lots of textures to white.
  7. Sun drenched, and light filled rooms are most desired by buyers. Invest in good lighting where needed. Open drapes and blinds on open home day. Invest in beautiful lights with ambient glow as they are a feature in any room.
  8. Fresh Flowers that compliment or contrast the colour theme and over-sized bunches look great.
  9. Patio areas come to life with lovely cane settings and two or three pots of plants in different sizes makes the space interesting.
  10. Front door is a must for adding street appeal -paint it a colour that compliments the style of the home.
